Cadence at Union Station - Denver, Colorado

My girlfriend and I toured Cadence last Saturday and we were extremely impressed with the property. The first thing that was awesome was Melinda. Her energy was contagious and we really loved how much she cares about the property and tenants. Before we met with Melinda, we spoke to a current tenant, and she had such high praises for Melinda and all the effort she goes through to make the experience so great. Anyways, Melinda showed us around and we really loved the building and the 1:1 apartment. The building was built very well, and the finishes/details were nice. Some apartments just slap paint over poorly finished drywall, and you can tell they aren't good places, but Cadence was VERY nice. Ultimately, I did not rent at Cadence because I wanted a parking spot for myself and my girlfriend, but the cost for two spots was too high compared to a tandem (dual) spot which wasn't available. It was unfortunate that I wasn't able to rent there due to cost because I loved the place and Melinda. If I could choose a property manager to go with my future apartment, I would pick Melinda 100%. If you can afford Cadence, I highly suggest you rent there.

I’ve been living at Cadence for a year now, and I’m excited to resign for another year! The apartments here are beautiful, quiet, and incredibly well-maintained. The location is unbeatable—right next to Union Station and within walking distance of everything I need.

A special shout-out to Melinda, who has been absolutely phenomenal throughout my entire time here. She made transferring to a bigger unit so seamless and has answered every single one of my questions with patience and professionalism. She truly goes above and beyond.

The entire leasing and maintenance teams have been equally wonderful, always responsive and helpful. It’s clear that they really care about their residents. Highly recommend Cadence to anyone looking for a great place to call home!

I had an incredible experience living in Cadence and would highly recommend it to anyone. As someone who has moved around quite a bit and lived in various apartment buildings in different cities, I can confidently say that living in Cadence is a top-notch experience.

Pros:

The location of Cadence at Union Station is absolutely wonderful, with its central location just across the street from Whole Foods Market and right next to the bus and light rail station, making it very convenient to travel wherever you need to go. Additionally, Cadence is between LoDo and LoHi, two of the most walkable neighborhoods in Denver with tons of restaurants, cafes, and even the ball park. The neighborhood also boasts a lot of green space, parks, and trails, making it a very fitness-forward area.

The leasing team at Cadence is truly fantastic, with my leasing agent Mitchell being an amazing professional. From the first contact, he was incredibly responsive, helpful, and caring, making me feel welcome and at home from the first email. He promptly takes care of any questions or requests I have, and the moving-in and moving-out process were both very smooth. Orlando on the concierge team is also outstanding, always so friendly and in good spirits. Whenever I come back and see his smile, I feel right at home. The package service with Parcel Pending is also a great convenience.

Maintenance requests are also taken care of in a timely manner. There were a few days when the water is turned off in the building due to pipe maintenance. I received reminders several times in the days before and on the day-of, bottled water is provided for the residents. I appreciate the great communication and great resident care.

The community space at Cadence is also impressive, with a sky lounge overlooking Union Station with a full kitchen, and can be reserved for small private events. I hosted a party there and all my guests loved the lounge. On the same rooftop, there is an outdoor pool and fitness center with great views too.

My apartment is well-laid-out, with big windows that provide lots of natural light and a bright and pleasant atmosphere. The kitchen appliances are modern, and the big walk-in closet makes it easy to store all my belongings.

Cons:

I honestly cannot think of many negative aspects about Cadence. However, I do want to point out that due to its close proximity to Union Station, the neighborhood can be noisy and not the cleanest at times. Additionally, homelessness on the street can be a concern for some people. That being said, I personally never felt unsafe or uneasy.

Overall, I truly feel at home at Cadence and would highly recommend it to anyone looking for an exceptional place to live in Denver.

I lived at Cadence for ~2.5 years from August 2022 and will be moving out Jan 2025. Cadence has been the only apartment that I have lived at that I felt like I was getting my moneys worth on: the unit itself, the feeling of safety, and amenities. The crew of Melinda, Mo, and Edwin are all fantastic and willing to help you out. Despite being in a part of town that can draw more homelessness, the 24/7 concierge monitors the main entrance, and I never once had an issue with anyone getting into the building uninvited.

While Cadence is not the cheapest option around, I feel like I received every dollar we paid. I am only leaving to build up some additional savings, but this has been the first place I recommend to anyone moving downtown!

It would be nice if the cleaning crew actually vacuumed each floor daily. They only do a good job on the lobby and the 13th floor since those are the ones most toured/where management is. Now that it’s winter it’s even more obvious the carpets aren’t being vacuumed daily. Either the cleaning crew is just hanging out on the floors (which other neighbors have witnessed) or their vacuums don’t work. We’ve literally had the same pile of dirt for over a week now. Given what we pay in rent, it just doesn’t make sense. This has nothing to do with the carpet color, it’s the dirt and mess that’s not being cleaned up as it should be.

Do yourself a favor and avoid moving into any units near the elevators or the gym. The walls are far from soundproof, and you’ll hear the elevators constantly, day and night, through the walls and shafts.

The new property manager doesn’t seem to care, giving 10 lazy excuses instead of just addressing the problem. (For context, the previous property manager helped resolve this issue twice.) I’ve lived here for almost three years, and the elevators have been a consistent safety hazard, breaking down numerous times during my stay.

That said, a big shoutout to the maintenance team—they’re extremely friendly, helpful, and quick!

Update since they responded:
1) My moving doesn’t change the fact that the apartments are extremely noisy due to the elevators.
2) No technician has set foot in the building for an inspection. Cadence confirmed in their last email that they couldn’t get ahold of them.
3) Update since last week: After I wrote the review, a technician was finally brought in and managed to implement a short-term fix. However, according to the property manager, the elevators require new brakes, and until they are replaced, the issue will likely persist in units.

I moved-in a few weeks ago from out of state. Due to the time constraints of my move, I wasn’t able to see the apartment beforehand. Melinda was extremely helpful in helping find an apartment that fit my needs and wants. She went out of her way to make me feel comfortable and addressed my concerns and wanted to make my move as easy and beneficial as possible. I can’t thank her enough for the time and effort she put in to helping me, she stayed after the end of the day to make sure everything was up to my standards. Cadence at Union Station is not only a beautiful property but has great team members. I had an incredible experience with Melinda. She was very kinda and personable. She had an answer to every question I had. 10/10 drop in for a tour with Melinda.
