Please do not rent from here, we thought we found an okay complex before having our baby for a reasonable price. When we first moved there we didn’t really have complaints, now that’s changed. The garbage cans are disgusting we can’t even throw away our trash without having to walk threw or by piles of trash, we’re lucky if we can get a parking near our building and when we do we come out to food thrown all over our car. Maintenance requests are difficult to get filled and when they are it’s done very poorly. The office management is extremely difficult to get ahold of I have never been able to get an answer from their phone nor a call back. We’ve had plumbing issues in our bathrooms and had to go months without a washer. We can’t open our screen door because people below us smoke cigarettes and are outside with music and people until morning hours specifically on weekdays. Whenever we leave our house we have to hurry through our stairs with our infant due to us being concerned about the air she’s breathing because people are always smoking cigarettes in or around the building. Along with all that, the first months of living here we were charged 1685 (the price we were originally told) now with all the extra charges the new management has added it’s 2000 which to me is not fairly priced for the conditions we’re living in. With the old management we never had any of these issues now that has changed completely. Do not rent from her overall

5* rating for Gilbert the service manager. We put in a request for our dishwasher and our kitchen drawers and he fixed everything lickity split and with a smile. He also made sure to tell us to submit any issues we may have right away so they can come and take care of us. Great service team.

Also 5* for Jose at the leasing office for all of his dedicated hard work to ensure everything went smoothly upon move in. Very great guy.

From the time we signed our lease, every experience we have had with this community has been nothing short of incredibly stressful. This can partially be attributed to previous management companies such as Greystar and Security Properties. However, it has not only continued with the management of Bell Partner’s Inc, but gotten increasingly worse and managed to affect our lives not only in our rented home but also now 7 months later after vacating.

We moved from out of state. The second we signed our lease and they had our deposit. It became impossible to get a response from them whether it was over the phone or via email. Even better, once we finally got there not only did the unit not look like the one that they sent us a video of, but when we moved it became very clear that there had not been a proper turn over of the unit. Doors were missing hardware was broken, and there was paint splatter all over the floor.

While living here there was a constant cockroach issue. That in itself is an inconvenience, but the major issue is that on two separate occasions they managed to post notices for bedbug treatment instead.. which is a completely different preparation process requiring you to make sure that pets are completely outside of the home for the day amongst other things. They would then fail to communicate this mistake to residents (I only knew because I had to walk into the office and ask them directly when I got home and realized nobody had been inside for treatment the first time, and because I ran into the exterminator and asked them directly the second time) both times. Then you would have to re-prep your home for a completely different treatment so that they could actually address the cockroaches which happen of course, because some people are just dirty within their homes, but also because there is absolutely no accountability for up-keeping up the grounds or for management of the community dumpster.

We also went for weeks without air conditioning when ours broke in August. We would submit a work order, wait, check in with the office, and every single time it was like they were hearing this issue for the first time. This happened multiple times until we gave up and spent a couple hundred dollars on a window unit just to make it bearable enough to be inside and be sure that our pets didn’t get heat stroke while we were gone at work, as it was the peak of summer and we resided on the third floor.

The worst issue of all, and the final straw for us occurred when it came to our move out. When I gave our notice to vacate via email, they requested us to fill out a form which I immediately did and sent back. They then claimed to have never received the form until my fiancé went down to the leasing office in person and found proof of the email for them it for them. They then charged us for a full month instead of final prorated rent as well as an additional month of increased rent once we had already vacated. We went back-and-forth with them for months and it took threatening legal action to get our account corrected. We moved out in July and did not get our refund check until October. We thought we were finally free of this place until now, February, come to find out they sent a balance to a collection agency. Now we have to address this and figure out how to get it fixed so that it doesn’t affect our credit score and our ability to rent another home. We chose to live here because it was the most affordable place we could find and it was not worth it. Whatever you do do not move here.

I think it’s also important to note that I am leasing consultant and work and property management myself so I understand that it’s not always easy, especially when undergoing a management transition which we currently are at my job as well. However, I would never ever treat my residence the way this property has treated us as I believe there has been a complete lack of integrity, transparency, and general competence.

This is not a good place at all to live. We put in a notice we would be moving when our lease was up we put the notice in 3 months before the move. I was told before our lease was up that we didn't put in a notice but they will help us so we did paper work again and did a walk thru with the supervisor now we live in north carolina and they are saying we owe over 5 grand and I don't know how to fix this I have spoken to several people at avens point and also the credit people and everyone is saying they understand but won't delete the charges?!?! Wtf we did everything correct and did a really good job cleaning the place and still never received our deposit back either I just don't know what to do

The actual apartments are nice but I have lived here for 2 years through 4 different management companies and have always paid my parking pass yet every night I’m parking in over flow because there isn’t any parking near my apartment. Maintenance takes their sweet time to get to issues and no one ever seems to be in office

Do not rent from here I should’ve listened to the reviews. I never leased from them. I did give them a holding fee and I still have not got it back. Bad communication shame on them. I’m so glad I did not rent from here. Do better Aven‘s apartment.

This place does not even deserve one star. I don't know what kind of retaliation I am going to endure over positing this but the situation is at a point where I have to warn people about this place.

I am stuck here until August 2024 but I can not keep quiet. This is a BlackRock owned property and they make you feel it. I work in the financial industry, I understand earning and making money, but this place is out of control. They have no concept that the tenant is the paying customer. The property management company does not care at all about you. Let's make that very clear. I currently have my checking account blocked from paying rent because I have a history of making 'partial payments" which is not allowed per the lease. I can only pay rent by using my card and paying an extra $9.95. They do not want you paying until you have the entire rent. I guess so that it is easier to evict you. I have never been in danger of being evicted. I have to leverage my earnings to get everything paid, and sometimes some bills are not paid on time.

Now, I understand the legalities of this but to go and block a checking account on the 1st when rent is due for the next month. I was trying to pay $2.9k which includes the current rent and some from last month, and they basically would not let me pay it without a fee. My checking account that has always been in good standing. I have paid this property thousands of dollars from two different accounts from the same bank.

The other issues that I have experienced include being told within 24 hours of my move date that I could not move in because no work had been done on my apartment, not having access to my mail and Amazon box for 3 months, constant dog feces all over lawns and play areas, and having to literally make the property investigate a clear case of arson. They painted over the fire damage and did not want to address the situation.

I could go on and on and I have left out SO MUCH. I moved in here out of desperation and I am sure I will suffer from PTSD for a long time afterward. DO NOT SIGN A LEASE HERE. They will exert whatever control they can and attempt to ruin your life. Property management companies do not understand that they are in charge of people's safe places. Where people come to retreat from the world. My family and I do not have that right now. There is always some problem every time you get rid of one problem another one starts and 90% of it is controllable and all for the profit of the property.

I scheduled out my day to apartment hunt Avens Point starting spots on what is supposed to be a fun and stressful day. My tour was scheduled and confirmed twice for today 1/4/25 at 10:00a.m. When I arrived the office was closed I decided to wait being 5 minutes early at 10:03 a younger gentleman was dropped off. He walked past me without a word went inside locked the door. After a few minutes of me standing outside he comes to the door rude asking if I needed something. Once explained I was there for a tour at 10:00 he said he doesn’t open until 10:30 but came in. As I was saying my tour was at 10:00, he was again rude and defensive arguing about the time he opened and the tour was an automated system. At this point I was beyond done with how rude and unprofessional he was. I asked for a pamphlet and to cancel my tour. Again his response was rude.

I’m not sure if he was just having a bad morning or what but as a prospective resident the first impression goes a long way. If just a simple tour was that awful of an experience for me, I could only imagine what it would be like living there having an issue and contacting management.
