If you’re looking for a great place to call home, DO NOT RENT HERE. SAVE YOURSELF.

The first few months had small noticeable issues. Standard landlord specials, weather stripping not installed correctly or practically falling off, and parking. As the months went on the small issues got worse in addition to discovering all new disappointing features that this complex repeatedly tries to cover up or pretend like they were blindsided by these issues. Now, the parking situation is monstrous. I see neighbors fighting over spaces because they have zero to a single handful of available spots, and if you get home any later than 4pm good luck finding a spot. I understand that they have covered parking and that’s great, but only for people who can afford to pile on an extra $50 for one space. You may think it’s not a big deal, but don’t try to convince me inflation isn’t effecting everyone. Especially when I know my neighbors have families who depend on having 2 cars. I’m ending this review with my final problem that I know isn’t going to be fixed, because you all have known about this, so the best I can do is WARN OTHERS TO STAY AWAY. If you know a thing or two about plumbing, then these toilets will make it their personal goal to be your worst enemy, because why would your toilet get clogged when it’s all liquid? How does that make sense? I have spent more than a handful of times being inconvenienced on my way to work because I now have to unclog a toilet that has nothing but fluids. Explain to me how that makes sense, because my coworkers can’t. I’m at the point where I will be moving out. I refuse to favor a toilet at work more than one in my own home that I pay for. And you know what would be a crazy idea? Maybe if you opened up some of the covered parking that people can’t afford to use and adjusted for resident space. At the very least get resident stickers.

Don’t listen to the easy bought out 5 star reviews with no specific praise other than basic pats on the back so staff looks good. Read the ones where people actually have opinions. I should’ve listened. All the negative reviews and neighbors are the only things that make me feel like I’m not alone with the problems I have in this conplex. And yes, I meant CON-plex. You guys should’ve taken the time to do hard and much needed renovations with results that benefit the residents, not the outlook of the apartment. Please don’t rent here, there’s plenty of other affordable areas. Also, that new amphitheater is noticeably loud. To be fair you can’t really hear it inside the apartment (thank goodness) but I used to love walking my dog out on peaceful nights. When those concerts play you can hear the echoes of bands, and it makes me feel so bad for those that live across from it.

I have lived here for about a year now. I have had a lot of maintenance issues, which is to be expected with an older apartment and it not a big deal. Up until recently I have actually had a pleasant experience with these apartments. The maintenance team is usually pretty responsive although they seem to have a high turnaround as far as maintenance guys. My reasoning for the 2 star review is how they have handled a leak that was caused by the hot water heater, which caused mold to grow on the wall inside the apartment between the wall and the dresser. I understand having staffing shortages, but I have been in the office about 1-2 times a week for 4 weeks now asking when my drywall is going to be replaced and when the hole in my ceiling will be fixed only to be told that I'm pretty much SOL and that they aren't sure when they can get a drywall guy out to the property. I had gone in today requesting to speak to the manager because I have been more than nice and patient, but this is unacceptable considering I am a single mother living with my 5 year old son with mold in the unit. The brand new office girl is completely rude and had an attitude since we said we would happily wait to speak to the manager. I was told several times over these past few weeks that I would get an update from maintenance as well as the manager and I have yet to receive one. A couple of new maintenance guys came by today after we were told we couldn't speak to the manager and luckily have gotten the ball rolling again, but mentioned that they were unaware of the issue in my unit. I am very frustrated with the lack of communication as well as the run around. The pool and hot tub are also either usually out of service or dirty, which is frustrating considering we're paying part of the community water bill.

Being on the North end means that we are not in such a high traffic and high density area. That really has nothing to do with the apartment, but being able to go to the shops or the grocery store and not be crushed by other people is quite different than the middle or the south of the city. The new Ford amphitheater has not created any sound or traffic issues, and I hope it does bring dollars and visitors to the area. I do feel safe, I do like my neighbors. I don't have much to comment about the apartments. I'm sad that they let go of all their office staff due to a management change, and the new staff rarely keeps to their posted hours and the phone is never answered. I like that the lawn care is consistent, I like that our parking feel safe.

love the unit and have no issues with the living situation. i have been charged for a late fee when i in fact paid MORE than was owed on my rent and within my 7 day period per colorado law. i have gotten the run around from both leasing agents and the office manager and i have still yet to have the fees reversed. this is completely unacceptable and reflects badly on me as a tenant when i did not owe the complex anything and paid on time.

My experience with this unit has been nothing short of a nightmare, and this complex has proven to be a complete disappointment. Despite placing multiple maintenance requests through the portal, in writing, and via email, nothing has been addressed in a reasonable timeframe.

I submitted a detailed letter explaining why my unit is uninhabitable, only to be told by the property manager that “nothing” was being done. If no action was going to be taken, why was I asked to provide such a letter in the first place?

Additionally, the leasing office claimed that my maintenance requests didn’t count because they weren’t submitted through the portal. However, the lease agreement clearly states that maintenance requests can be submitted through the online portal or in writing with a valid signature. This miscommunication further delayed addressing my issues by several weeks.

Since May 2024 (2 months after move in), I’ve been dealing with recurring issues, including inadequate plumbing, leaks, flooding, insects, and mold. My sink continues to leak, making it difficult to wash dishes, while my dishwasher has been flooded for months and remains non-functional. How am I supposed to wash dishes? A maintenance request was even marked as resolved Yet the problem persists?

A beautiful area to live! The view of the mountains and quick access to lots of hiking and lakes is wonderful but that’s the only compliment I could pass on. I’ve been living in this complex for over 3 months and am still waiting for my move-in repairs to be completed. I’ve reported a wasp nest outside my unit over a half dozen times and it still has not been glanced at, wasps are coming in through my vents and stinging anyone they come across. It’s a 50/50 chance of coming home and there being no parking available, so needing to park at a gas station and walk a few blocks to avoid being towed. All in all, a beautiful area to live but if you have any issues whatsoever, expect to stop by the office in person, call, and email over a dozen times and still not have help from an office and team that have no moral qualms with charging thousands of dollars in rent while staying well in breach of leasing agreement.

We lived here and moved out 5 years ago. My family member moved in here two years ago and I am SHOCKED at how run down this place is.

Five years ago the rent was reasonable for the area. Now? They charge the same amount that all of the brand new apartments charge, but this place is an actual dump.

Drive through the complex and look at the balconies. There are holes and rotten drywall and subfloors in multiple buildings from their old water heaters leaking and never being replaced.

My family member has begged for their dishwasher to be fixed. For THREE months. They sent a maintenance person, who didn't fox it. Now their dryer is out and the office staff is not responding to them, no matter if it's made through the portal, in person, email, etc.

If you do get out of your car, watch out for the swallows. They've made homes in the eaves of all of the buildings. Thousands of birds, everywhere. Not to mention the dog mess everywhere you look.

I'm being honest when I say I am shocked at how run down this place has become over the last year. Will be contacting all local media outlets because enough is enough. When you're charging well over $2000 a month for rent, you should at least have a safe place to live. It's not safe. It's unsanitary. It's becoming inhabitable and when these VERY serious concerns are brought up to the office manager? They do nothing. They've got more excuses than they do integrity.

I don't understand what is happening here. It makes zero sense. They've got to be RAKING in the money and they can't even keep the pool area functional and clean? They can't hire an exterminator for the big problems but tenants are charged a "pest control fee" monthly? Where is all that money going?

To find out I plan to contact the Owners as a concerned citizen, as well as helping my family member with contacting all local offices in El Paso County, our state representatives and even the governor. And probably a lawyer, too.

RUN. IT IS REALLY THAT BAD.
